Brook Street Residence Halls // Providence, RI Size: 124,800 sf // Architect: TenBerke Architects D.P.C Brown University

This two-building project on opposite sides of Brook Street on the southern end of campus provided 355 beds and student common spaces on the Brown University Campus. Located adjacent to existing residence halls on the East and West sides of the project and with residential neighbors to the south, the new residence hall is for Brown upper-level students who wish to balance living individually in single rooms with life in a residential community supported by kitchens, study, and living spaces. The unit typology includes two and four-person suites with clusters of students around communal living facilities. This Design-Build project was built with the assigned firm of TenBerke Architects. Preparation of the sites included removing parking lots and demolishing two houses and one commercial building. The scope included all-electric buildings with VRF heating and cooling. Cross-laminated timber (CLT) was incorporated as part of the design-build process, resulting in greater energy efficiency and cost savings. The Brook Street Residences was Dimeo’s twelfth assignment on the Brown University campus.

Shanley Hall // Providence, RI Size: 122,730 sf // Architect: SMMA Providence College

Construction recently completed on the new residence hall. Named for Rev. Brian J. Shanley, PC’s 12th president, Shanley Hall is a six-story dormitory facility spanning 122,730 square feet, consisting of 82 suites for sophomores for a total of 362 beds. The project consists of 6 stories of Girder Slab system construction with 8” Hollow Core Planks.

New Residence Hall // New Britain, CT Size: 220,000 sf // Architect: The S/L/A/M Collaborative Central Connecticut State University

This 8 floor residence hall, located between the Student Center Garage and Ella Grasso Boulevard, provided the campus with an additional 637 beds. This project accommodates 612 students, in 153 student suites as well as 24 resident assistants. Each student suite contains 2 bedrooms (331 GSF, double occupancy), a small living space, closets and one full bathroom. The Resident Hall Facility and a number of the suites were designed to be accessible by disabled persons as required by the CT State Building Code.

These buildings house over 600 students and include a fitness center, dance studio, library, dining halls, Head of College residences, and variously-sized courtyards, black box theater. With 70,000 custom-shaped bricks, 436 custom stone ornaments, 600+ stone profiles, and more than 1.8 million bricks, the new residential colleges was one of the most complex and demanding masonry projects presently under construction in the United States.

Phase 1 // Boston, MA Size: 270,000 sf // Architect: Prellwitz Chilinski Associates Washington Village

Dimeo Construction Company was recently awarded the Washington Village Phase 1 project by developer Samuels & Associates in Boston, MA. The project is a multi-phased mixed-use development proposed in the Andrew Square neighborhood of South Boston. Phase 1, designed by PCA, Inc. will consist of 214 units of housing, approximately 20,000 sf of ground floor retail, interior and exterior parking and associated site improvements. The Phase 1 Project site is located within the 4.7-acre main parcel with adjacent residential properties which require sensitivity to daily construction activities and mitigation. The project will include a single varying height structure consisting of a 2-story steel podium with 5 stories of wood framed residential (units and amenity space) above, interior podium parking with mechanical parking system (puzzle system), and associated site improvements. The site improvements include but are not limited to outdoor parking, amenity and/or recreation spaces, roadways/driveways, and utilities.

Affordable housing and Mixed-used development Phase 3 // Boston, MA Size: 227,526 sf // Architect: The Architectural Team, Inc Whittier Choice Apartments

Dimeo was recently selected to deliver the Whittier Choice Apartments Phase 3 project in Boston, MA. The project consists of 2 Levels of Post Tensioned Podium under 10 Levels of LG Frame and will offer 172-Units of housing. The project will also feature, 2nd Level Parking (45-spaces) over Retail, Lobby, and BOH spaces.

Building A, Mixed Use, Transit Oriented Development // Allston, MA Size: 430,000 sf // Architect: Stantec Architecture, Inc. Allston Yards

Allston Yards, Building “A,” is a mixed-use project that includes a four-story residential building over a podium level. Below the podium level is two stories of lobbies, retail, fit out of a Stop & Shop grocery store with parking, storage and MEP services. Below grade is another two stories of underground delivery corridors and parking. The site is located within the existing parking lot area of the Stop & Shop Shopping Center and is bound by the Mass Pike/Commuter rail line (Boston Landing Station) immediately to the north. In total the building is eight levels high and approximately 430,000 sf. The overall footprint covers approximately 65,000sf. The residential apartment complex includes 165 units, an amenity space and fitness center. The structured parking includes approximately 295 spaces. The lower four levels for the retail structure is a post-tensioned, reinforced concrete structure and the upper four levels for the residential structure is wood framed. IIncluded with the project (early on) is construction of an enlarged parking lot to offset the parking needs for the existing Stop & Shop Grocery Store, utility and roadway work for the future Guest and West Streets and the demolition of the existing Home Goods/Dollar Tree building for future development.
