Brook Street Residence Halls // Providence, RI Size: 124,800 sf // Architect: TenBerke Architects D.P.C Brown University

This two-building project on opposite sides of Brook Street on the southern end of campus provided 355 beds and student common spaces on the Brown University Campus. Located adjacent to existing residence halls on the East and West sides of the project and with residential neighbors to the south, the new residence hall is for Brown upper-level students who wish to balance living individually in single rooms with life in a residential community supported by kitchens, study, and living spaces. The unit typology includes two and four-person suites with clusters of students around communal living facilities. This Design-Build project was built with the assigned firm of TenBerke Architects. Preparation of the sites included removing parking lots and demolishing two houses and one commercial building. The scope included all-electric buildings with VRF heating and cooling. Cross-laminated timber (CLT) was incorporated as part of the design-build process, resulting in greater energy efficiency and cost savings. The Brook Street Residences was Dimeo’s twelfth assignment on the Brown University campus.

“During the pre-construction and buyout phases of the project, Dimeo’s input was crucial to balancing the University’s project goals with budget and aggressive schedule constraints. Scheduling and buyout decisions reflected Dimeo’s thorough understanding of the technical aspects of the project and an active collaboration with design and University team members. During construction, Dimeo’s comprehension of scheduling and sequencing was equally crucial as agile project managers worked to adapt and adjust construction sequences to continually shifting delivery schedules and weather conditions.”

Andrew Soles, Sr. Facilities Planner

“The Dimeo team worked with us from preconstruction through close out to make this a successful project that stayed on budget and was completed ahead of schedule. Dimeo helped facilitate the success of this project through their collaborative approach to working with Yale and the design team. This project involved many ‘green’ aspects in the building design, which required the use of new systems that were successfully installed.”

Danielle Gunther-Gawlak, Sr. Project Manager/Construction Manager

“...I can say, with a high degree of surety, that the decision to award the construction manager responsibilities to Dimeo Construction Company was the best decision Providence College could have made.”
