Operations Phase Dimeo utilizes a comprehensive forward focused operations approach featuring LEAN management processes, continual real time team communications, active schedule engagement and a digital project management platform. Highlights of our approach include:

Permitting Support OPM and design team efforts with the City, including BRA, to secure necessary permits to advance the work in a timely manner. Procurement • Sub-contractor engagement, including development and issuance of all bid packages for the work • Scope and evaluate the lowest, most competitive submissions • Verify all City requirements, including residency jobs policy • Present formal recommendation and basis forward to OPM team Long Lead • Identify long lead requirements with OPM and design team • Update on current supplier and producer time trends, including specialties and furniture. Prepare and issue early award packages as required Community Engagement • Work with local community workforce, unions, and apprenticeship programs to ensure access to trade job opportunities Master CPM Schedule • Last Planner and Pull Planning methodology • Comprehensive milestone-based master schedule development • Regular updates, including approvals, long lead items, fabrication of materials, through area production, trade production, and three-week look ahead analysis GMP Development • Compile approved recommendations for award evaluated bids • Identification of allowances and alternatives • General requirements • Construction contingency • Master Schedule

• Logistical plan and anticipated cash flow • Chronicling of all drawings and specifications, further clarifications Safety Plan • Prepare a comprehensive safety plan based on a review of plans and actual physical conditions of the building • Prepare project-specific safety and loss control and job hazard analysis • Maintain safety standards as outlined in the plan Submittals and RFIs • Receive, review, track, submittals and process RFIs • Maintain associated status logs in Procore for analysis and updates. • Update material supply reports in tracking the ordering fabrication and delivery lead times consistent with the master schedule Building Information Modeling/VDC • Support team-wide design collaboration among all design and trade partners • Conduct existing conditions and work in place laser scanning • Coordinate constructability of MEP/FP design systems • Collaborate with the design team and office furniture providers • Prepare as built WIP documentation as part of the Federated model Logistics Plan • Prepare comprehensive site-specific project logistics and work rule plan • Emergency action plan (reviewed and developed in conjunction with local officials) • 2&3 D modeling of construction access points and delivery routing for material intake and outbound debris • Transportation plan - parking • Exciting utility planning • Occupied tenant adjacency planning
