Hotel & Luxury Residential Suites // Westerly, RI Size: 172,000 sf // Centerbrook Architects & Planners Ocean House Hotel
Originally built in 1868, with reconstruction after a devastating fire in the 1970s, the grand Victorian facade of Ocean House has served as an icon for Watch Hill for more than a century. The 142,000 sf structure includes an additional 30,000 sf of porches and roof terraces. The new facility incorporates 23 luxury residences with 49 hotel rooms and an enclosed 42-car garage. In addition to the hotel site, Dimeo also constructed an eighty car surface lot across the street. Open year round, the hotel will be host to a world class spa, indoor lap pool, three seasonal dining venues, state-of-the-art exercise venue and all hotel amenities.

Residential Repositioning// Providence, RI Size: 157,500 sf // Architect: Bruner/Cott & Associates Sharpe Building at the Foundry
The Sharpe Building at the Foundry consists of the conversion of a 158, 000 sf, six-story historic industrial building into market-rate apartments. The building features steel-and-brick arch construction with wood-plank floors and large wood windows. A 135-foot-tall square chimney rises 65 feet above the roof – one of the highest points in the capital city. There are 196-units consisting of studio, 1 and 2-bedroom apartments. Included in the scope were all new mechanical, electrical, plumbing and fire protection services as well as new elevators and stair towers. Amenities include a fitness center, theater and roof deck.
43 Hillhouse, President’s Official Residence, Restoration // New Haven, CT Size: 20,000 sf // Architect: Charney Architects, LLC Yale University
The restoration to 43 Hillhouse included architectural improvementssuch as new bedrooms, bathrooms, catering kitchens, walls, ceilings, floors, back-of-house stairway, and elevator. Existing surfaces and elements remaining, such as the main staircase, numerous wood floors, and exterior walls, were refinished. There are new mechanical, electrical, plumbing, and fire protection systems. Sitework included a new handicap ramp, regrading of the existing bluestone walkway, and landscaping/plantings. Built in 1871, and becoming the Yale president’s official residence in 1937, the Georgian Revival style building features works of art on display from both the Yale University Art Gallery and Yale Center for British Art collections.

Leverett McKinlock Hall Renewal // Cambridge, MA Size: 98,000 sf // Kieran Timberlake Harvard University
McKinlock Hall is five stories above ground and a lower level (full height, crawl space, and sub level) at the central block and four stories on each wing above full height lower levels. The overall building area is 76,500 sf and is situated in a highly congested campus with numerous adjacencies. The Dining Annex is a single story plus partial lower level with a total building area of about 14,900 sf. The Master’s House is about 9,800 sf and consists of a first floor entry adjacent to the Dining Hall and three residential stories above. The LEED Gold McKinlock Hall now houses approximately 180 students and also contains eight apartments for adult residential advisors (tutors and a resident scholar). All areas received comprehensive renovations inclusive of completely new Mechanical, Plumbing, Fire Protection and Electrical systems including the necessary infrastructure to support these systems. New bathrooms, common space reconfiguration, upgrades and renovation along with full interior and exterior restorations were completed. New wood window sash systems were installed along with restoration of monumental window assemblies and building entrances. In general, interior finishes included: wood, tile and stone flooring, plaster walls & ceilings, painted wood running trim, base trim, and casings.
Renovations to the Metcalf Hall, Mind Brain Behavior // Providence, RI Size: 74,500 sf // Architect: Leers Weinzapfel Associates Brown University
Dimeo completed construction management services for the comprehensive renovation to Brown University’s Metcalf Hall administrative science and laboratory building. An outgrowth of Brown University’s Academic Enrichment Initiative, Metcalf Hall now houses the Department of Cognitive and Linguistic Sciences, the Psychology Department, and the administrative offices of the Brain Science Program. Dimeo renovated the existing building on the campus to create dry labs, instructional and teaching labs, faculty and student offices, as well as classroom, conference and public lobby space.

Swartwout & Street Halls Historic Art Gallery Renovation // New Haven, CT Size: 105,000 sf // Architect:Ennead Architects Yale University
This phase of Yale University Art Gallery’s expansion project included the full renovation of two historic structures —the 1928 Gothic-style Swartwout building and the 1866 Street Hall. Their careful conversion enlarged exhibition spaces, collection study rooms, and classroom facilities. With the completion of this project, the Yale Art Gallery spans more than an entire block of Chapel Street. Additional scope of work included public education areas, offices for the educational department, additional collection storage and support areas, and a new mechanical system to control humidity. One of the most significant aspects of this phase of renovation was the creation of the Nolen Center for Art and Education. The Nolen Center now resides on the ground floor of Street Hall, fittingly the first home of Yale’s School of Fine Art, founded in 1864, which originally combined teaching and exhibition space.

Bliss Hall Historical Renovation and Addition // Kingston, RI Size: 57,583 sf // Architect: Ballinger / Brewster Thornton Group Architects University of Rhode Island
The original Bliss Hall building, with its westerly granite façade, was built in 1926 and originally housed the entire School of Engineering. The building was designated as a Historic Building in 2017. The Bliss Hall project entailed a complete demolition of the existing interior, including all the MEP, and removed a 2-story addition at the back of the building that was used as an asphalt lab. The project also involved the replacement of the historic windows to mimic the original 1926 design. The construction consisted of erecting a modern metal panel and glass 4-story addition to the historic building on the north side, installing all new MEP, and completely gutting the existing 5-story building. It was then fit-out to meet the demands of the engineering school and complements the new, nearby 186,258 sf Fascitelli Center for Advanced Engineering, where Dimeo also served as the construction manager. The renovated Bliss Hall houses the Dean of the Engineering School and his support staff, along with a mix of classrooms and lab spaces.
Historic Schwarzman Center Renovations and Additions // New Haven, CT Size: 87,000 sf // Architect: Robert A.M. Stern Architects (RAMSA) Yale University
Yale College alumnus Stephen A. Schwarzman gave $150 million to create a state-of-the-art campus center by renovating the historic University Commons and Memorial Hall. For the first time, Yale has a building dedicated to student life. Dimeo restored a 114-year-old facility to create an unsurpassed center serving all students and a place of exceptional programming. The complex was extensive; the four floors of the two buildings total over 87,000 square feet. The historic Commons was retained for major university events like reunions and as a student luncheon venue and many other types of events throughout the year. The Center includes student meeting spaces and creative dining options, flexible spaces for special events, and state-of-the-art technology.

Grace Murray Hopper College Residence Hall Renovation // New Haven, CT Size: 130,000 sf // Architect: Newman Architects LLC Yale University
Grace Murray Hopper College Residence Hall is a residential college composed of interconnected three and four story buildings constructed in 1932. The building contains student residences, the College Dean’s office, a library, commons rooms, a dining hall and the Master’s House. This historic renovation included replacing existing MEP systems, installing new systems, replacing the slate roof, masonry repair, and improvements to site accessibility, drainage, and landscaping. The project provides improvements to facilities for students, administration, and operations.
