Company Principals Established in 1930 by Joseph Dimeo as a small regional contractor, Dimeo Construction Company has steadily become recognized as an industry leader. It performs at a consistently high level while exceeding client expectations transparently and predictably. Today, the company is led by Bradford S. Dimeo, Chairman; Stephen F. Rutledge, President and CEO; and Christopher Doepper, Chief Operating Officer/EVP. This leadership team works with our clients and project teams to ensure customer satisfaction. Bradford S. Dimeo , is the leader and sole owner of Dimeo Construction Company. As Chair, Brad regularly interfaces with clients and all levels of company personnel and provides strategic direction for the company. are resolved promptly and equitably. He attends key meetings throughout preconstruction and construction and visits project sites regularly to review the progress of the work. Stephen establishes and implements policy, procedures, and organizational strategy with an eye toward exceptional client relations. He has been involved with all aspects of the organization, including project management, planning, estimating, purchasing, administration, and marketing. With over four decades of experience in construction management, Stephen is a hands-on manager. Stephen F. Rutledge stays connected with our client teams to ensure that the work runs smoothly and that outstanding issues
Christopher Doepper leads the efforts of the Dimeo offices and project teams while engaging our customers to ensure their
projects are built on time, under budget, and with the highest level of attention to quality and safety. With nearly 25 years in the construction industry, Chris directs the overall construction operations of the company, including project administration, contract management, preconstruction planning and estimating, purchasing, construction operations, and safety compliance. He is a resource for the firm’s client executives in managing specific project operations. He also liaises with owners and consultants on the overall performance of Dimeo’s efforts.

Apprenticeship Program Dimeo Construction Company has implemented New England’s first Construction Management Apprenticeship Program, with state approved programs in Massachusetts and Rhode Island (with a Connecticut program in the works). Experience Profile
Bay 4 Industrial Facility // North Kingstown, RI Size: 130,000 sf // Architect: Ware Malcomb General Dynamics Electric Boat
The Bay 4 Building is approximately 150,000 sqft. with two freight elevators, four overhead cranes (two with a combined lift capability of 120 tons and two with a combined lift capability of 30 tons), and other manufacturing equipment. The building was designed to construct deck modules to house command and combat control computers aboard the U.S. Navy’s Virginia class nuclear submarines. It housed all manner of workers for the company, including welders, pipefitters, elec tricians, and shoplifters. Dimeo approached the improvement of the underlying soils to accept the high loads imposed by the thick slab in conjunction with the static weight from the transporter with submarine sections. The existing soils alone would allow the slab to settle more than allowed. Therefore, Rammed Aggregate Piers were used to “stiffen” the soils, increasing the bearing capacity and decreasing the anticipated settlement to within acceptable numbers.

Universal Building 9A/9B // North Kingstown, RI Size: 325,000 sf // Architect: Stantec General Dynamics Electric Boat
General Dynamics Electric Boat Universal Buildings 9A & 9B consist of two buildings that are ulti mately connected to form one massive structure. Both buildings have three central bays where EB staff will craft submarine hulls. The major structural scope included rapid impact compaction, cast in-place concrete piles, and a significant amount of structural steel and metal panel cladding on the exterior façade. The project at the time was the largest in the State of Rhode Island, offering residents significant employment opportunities, not only with the building trades during construction but also with Electric Boat upon completion.

Port of Providence // Providence, RI Size: 33,500 sf // Architect: Wood Architects, PLC Offshore Wind Facility
Dimeo Construction Company was the construction manager for the design/build of the offshore wind foundation facility at the Port of Providence in Rhode Island. The project consists of one single-story modular operations building and two high-bay manufacturing facilities, which will assemble offshore wind generators. The project is the base for advanced fabrication and assembly of foundation platforms for wind projects planned in Rhode Island, Connecticut, and New York. This effort is part of Ørsted A/S and Eversource Energy’s forty-million-dollar investment in the Providence and Quonset ports for sever al major wind farm projects.

Rhode Island State Health Lab // Providence, RI Size: 212,000 sf // Architect: HOK Ancora Partners
Dimeo Construction Company was recently selected to partner with Ancora Partners, GRE, and HOK Architects on the Rhode Island State Health Lab in downtown Providence, RI. The 212,000-square-foot, nine-story core and shell development will house the state’s new 80,000-square-foot health lab, state-of-the-art life sciences labs, and additional biotechnology space. The project includes shelled spaces ready to accommodate an additional 80,000 square feet of future state-of-the-art lab tenants. A sizeable BSL-3 laboratory is a signature feature of the core project. The building will include a two-story fully enclosed mechanical penthouse and ground-level mechanical equipment. The project will pursue LEED Gold certification

Dimeo Construction Company recently completed the core and shell of a new 500,000 sf ten story office and life sciences research development facility located at 101 College Street in New Hav en, CT. The building is designed by Elkus Manfredi Architects and in addition to the new building, features a parking area for 116 vehicles, loading docks at service drives and site improvements including a semi-public outdoor courtyard, sidewalks and streetscape improvements.

Office & Lab Fitout at 101 College Street // New Haven, CT Size: 38,000 sf // Architect: Gensler BioLabs
Located on the second floor of a mid-rise, state-of-the-art life sciences building, Biolabs welcomes employees, tenants of the building, and visitors via a central grand stair from the main lobby of the building. The space was intentionally designed with the goal of creating an interdisciplinary network, workplace, labs, and social spaces to intermingle companies and facilitate cross collaboration and mentorship among residents of the building. Glass walls between the perimeter workspaces and lab facilities at the core provide transparency while bringing natural light to the deepest reaches of the floor. The fitout included several laboratory spaces with supporting MEPS, office, reception area, conference rooms, and a café.. Common areas and amenities are key to connection, entrepreneurship, and a shared experience of building a company from bench to launch. An open and spacious café.area sparks socialization and provides a central gathering place to host trainings, vendor fairs, and external presentations. Furniture and finishes in calming shades of blue and green, along with natural wood tones, create a cohesive environment. Behind the reception desk, a feature wall designed from test tubes in a gradient of blue to green is a playful homage to the scientific pursuits taking place.

The Alexion tenant fitout of level 7 and partial level 1 at 101 College Street includes approximately 60,000 sf of lab, office and meeting space. Level 1 includes molecular chemistry and a chemical formulation process lab. It also includes collaboration spaces, office spaces, freezer farm, NMR room and shipping/receiving space. Level 7 includes bioanalytical, diagnostics, target validation, and formulations labs. It also includes glasswash and sterilization space, walk-in cold rooms, mass spec suite, tissue culture lab, freezer farm and approximately 5400sft of mixed office/meeting space.
Office Space Fitout at 101 College Street // New Haven, CT Size: 5,700 sf // Architect: Svigals + Partners,LLP Yale Ventures
Dimeo is currently constructing the 5,700-square-foot office fit-up for Yale Ventures at 101 College Street, 2nd Floor. Yale Ventures manages various Yale resources and industry mentors who support Yale faculty and students in developing ideas into new business ventures. The space features individual offices, collaborative open office space with open ceilings, and a shared conferencing center. It also features a small kitchen and reception area.

Educational Program // Warwick, RI Size: 95,000 sf // Architect: Edward Rowse Architects, Inc. National Elevator Industry
Dimeo Construction Company completed the 95,000 sf National Elevator Industry Educational Program (NEIEP) project in Warwick, RI. The new facility comprises educational space, a tool shop, office space, and a rental space for the local Elevator Union branch. It also has new MEPs, new electrical service, a new entrance, metal panels on the exterior, and an entirely new roof assembly with an EPDM-insulated roofing system.

College of Engineering // Kingston, RI Size: 186,000 sf // Architect: Ballinger Architects University of Rhode Island
The 186,000 sf “H”-shaped facility, which includes a walk-out lower level, 6-story bridge structure, and 2 - 4 story office wings, replaces five separate buildings built in the 1950s and 60’s. The first floor, located on the Quad level, has an extensive south-facing commons and computer lab and features a clear span commons area with a café, with no columns, as part of the bridge structure. The first floor also features a combination of instructional labs and interactive classrooms, opening up to student interaction spaces. The upper floors comprise flexible, modular labs near the faculty offices and graduate student workstations. The project was designed to meet LEED Silver standards.

Mugar Lab // Boston, MA Size: 4,260 sf // Architect: Goody Clancy & Associates, Inc. Northeastern University
The Mugar Life Sciences Building, one of the oldest science buildings on campus, was constructed in 1941. Its 136,321 GSF is fully occupied and spread over four stories plus a basement. The building contains research and administrative space for the College of Science, Bouvé College of Health Sciences, College of Engineering, the Division of Animal Laboratory and Medicine, and Provost-managed core facilities. The Mugar Lab Renovation East project’s footprint is approximately 4,260 square feet on portions of two floors. The renovated project spaces were a mix of wet and dry spaces, including—but not limited to— laboratory spaces, lab support spaces, write-up/student seating spaces, and storage spaces. Most of the spaces required gut-level renovations. The end users of the renovated spaces are existing research programs engaged in biology, biochemistry, or bioengineering-type work at the Biosafety Level (BSL) 2 or 1 level.

John J. Bowen Center for Sciences and Innovation // Providence, RI Size: 73,000 sf // Architect: ARC/Architectural Resources Cambridge, Inc. Johnson & Wales University
Johnson & Wales University’s new John J. Bowen Center for Science and Innovation is the first facility built on land made available by the realignment of Interstate 195. The 73,000 sf, three-story LEED Gold building is home to JWU’s School of Engineering & Design and the College of Arts & Science’s new biology program. Key features of the building include the School of Engineering & Design’s Innovations Lab, Robotics Lab, Drawing Lab, Gaming/Network Simulation Lab, Materials Lab, Network Engineering Lab, and CAD/Sustainable Architecture Lab. The College of Arts & Sciences’ facilities include the Biology Program, Biology/Microbiology Lab, Physics Lab, Chemistry Lab, and Organic Chemistry/ Anatomy Lab.

STEM Research Center Science One Building // Storrs, CT Size: 180,000 sf // Architect: Payette Architects University of Connecticut
Dimeo Construction Company recently completed the University’s new STEM Research Center, as part of the Northwest Science Quad District. This new campus district houses the expansion of UCONN’s research enterprise in a distinct campus quadrangle. It is designed to meet both the cur rent and future programmatic requirements of the University as it seeks to balance the anticipated rise in student enrollment in STEM programs with future research needs. The building program includes research, teaching, administrative, a clean room, a series of material science-specific core labs, a 300-seat auditorium and support spaces. The building has been award LEED Gold.

Sterling Chemistry Laboratory // New Haven, CT Size: 160,000 sf // Architect: Cannon Design Yale University
The Sterling Chemistry Lab project consisted of renovations/addition to a 90,000 sf facility. Scope included demolition and new construction of 75,000 sf of the building inclusive of new roof structure to enclose a lab and teaching spaces. The project provides for new chemistry and biology laboratories as well as Office, Lecturer and support. The project included over 220 fume hoods. The project utilized BIM extensively, and earned LEED Gold certification.

COVID 19 Rapid Response Facilities // Providence, Cranston, North Kingstown Size: 375,000 sf // Architect: NEMD Emergency Hospital Facilites
Dimeo Construction Company was awarded the Rapid Response Facility Projects in Rhode Island, consisting of three temporary hospital facilities sites during the COVID-19 crisis. The project was a fast-track, 24/7 commitment that required Dimeo to manage crews of up to 150 workers, working roughly 1,000 workforce hour days. Over 1,300 semi-private patient beds were provided, serviced by individual electric receptacles and dedicated oxygen services. Support areas included registra tion, nursing stations, bathrooms, showers, testing facilities, pharmacy preparation, and outpatient services.

Science Building // New Haven, CT Size: 280,000 sf // Architect: Stantec / Pelli Clarke Pelli Architects Yale University
The Yale Science Building is a seven-level structure which includes a rooftop greenhouse, aquatics & insect labs, animal care labs, state-of-the-art imaging technology, quantitative biology center, innovative physics labs, chemical storage, and a 500-seat lecture hall. The structure is home to labs, classrooms, and research support spaces dedicated to understanding the evolution of plants, disease vectors of insects, and atomic, molecular, and optical physics. A primary goal of the project was to eliminate disciplinary silos and encourage collaboration across specialized scientific plat forms. Project planning occurred over a 21 month timeline, from design concepts through GMP, including multiple design iterations, environmental impact studies and geometric revisions.

Citizens Financial Group selected Dimeo Construction Company to serve as their construction manager for the new corporate campus on an undeveloped parcel of land west of I-295 in John ston, RI. The campus includes approximately 425,000 sf of office and meeting space, collaborative work spaces, dining and fitness facilities — as well as a 1300 space parking garage, baseball fields, tennis and basketball courts, and trails that the local community will use. Approximately 3,000 em ployees occupy the new campus.

The Yale University Security Operations Center project involves the renovation of 22,000 square feet of existing office space to create a state-of-the-art facility dedicated to enhancing campus security operations. This transformation will support advanced technologies and streamlined workflows, ensuring a secure and efficient environment for monitoring and managing safety across the university.

Interior Fit-Out // Johnston, RI Size: 98,000 sf // Architect: Margulies Peruzzi Architects Northwoods/Dassault Systèmes
SIMULIA is a Rhode Island high-tech success story. Founded in 1978, SIMULIA is a world-renowned brand of Dassault Systèmes. Dimeo completed the tenant construction after the multi-million-dol lar renovation of the former FM Global building. Northwoods involved a complete gut renovation and fitout, creating a multi-tenant office complex. The 246-acre campus and building include unique amenities on par with world-class spaces to attract and retain local and global employees. The building incorporates sustainable materials and energy-saving technologies, a large confer ence center for customer training, and various amenities, including a lounge and café, a game room, an outdoor soccer field, a basketball court, a full-service fitness center, a cafeteria, and vid eo/teleconferencing capabilities to support real-time global collaboration.

Facilities Improvements, Occupied Rennovation // Providence, RI Size: 78,500 sf // Architect: EYP Architecture and Engineering Hasbro Children’s Hospital
Hasbro Children’s Hospital is an 8-story 1994 building located on the East portion of the Rhode Island Hospital campus. It houses a pediatric ambulatory, emergency department, oncology, administration, surgical, PICU, and inpatient services and continued to actively service patients throughout renovations. To accommodate continued operations, 50 individual phases of demolition and reconstruction were required for six floors of improvements. The scope of work throughout the building included new lighting, wayfinding, new finish upgrades, new stairwells, bathroom renovations, and reconfiguration of the lobby, pre- and post op areas, and nurses’ stations.

School of Management // New Haven, CT Size: 325,000 sf // Architect: Foster+ Partners, IBI Group - Gruzen Samton Yale University
The academic building features a glass facade and an open layout centered around a courtyard, linking the building architecturally and visually. The ground floor features the largest gathering spaces, including the courtyard, a 350-seat auditorium, and a cafe. Sixteen classrooms are outfitted like boardrooms and enable broadcasting. Other features include breakout rooms, lounges, facul ty/administrative offices, and a library on the upper floor.

Benjamin Franklin and Pauli Murray Residential Colleges // New Haven, CT Size: 550,000 sf // Architect: Robert A.M. Stern Architects Yale University
Yale University selected Dimeo to partner with the esteemed Dean of Architecture Robert Stern and his firm Robert A.M. Stern Architects to construct the University’s first residential colleges in over a half-century. The project allowed for expanded admission and reduced crowding in the existing residential colleges while increasing enrollment by 15 percent to approximately 6,000 stu dents. The residential colleges house over 600 students and include a fitness center, dance studio, library, dining halls, Head of College residences, variously sized courtyards, and black box theater. With 70,000 custom-shaped bricks, 436 custom stone ornaments, 600+ stone profiles, and more than 1.8 million bricks, the residential colleges were among the most complex and demanding masonry projects in the United States.

New Hotel & Luxury Residential Suites // Westerly, RI Size: 172,000 sf // Architect: Centerbrook Architects & Planners Ocean House
Originally built in 1868, with reconstruction after a devastating fire in the 1970s, the grand Vic torian facade of Ocean House has served as an icon for Watch Hill for more than a century. The 142,000 sf structure includes an additional 30,000 sf of porches and roof terraces. The facility in corporates 23 luxury residences with 49 hotel rooms and an enclosed 42-car garage. In addition to the hotel site, Dimeo also constructed an eighty-car surface lot across the street. Open year-round, the hotel will host a world-class spa, indoor lap pool, three seasonal dining venues, a state-of-the art exercise venue, and all hotel amenities.

Quality Control/Commissioning/Turnover QAQC • Comprehensive plan parallelling requirements of construction documents and specifications • Review and inspection process for all submittals, samples, mockups, sub-QAQC, testing, and third party inspections
Communications and Documentation
Change Management • Document change order notifications with OPM • Utilize detailed evaluation, including unit pricing per subcontract agreement • Utilize subcontract wage and equipment rates and unit pricing • Conduct a thorough internal analysis of all change conditions, including scope confirmation and intent, costing, and time impacts • Negotiate all changes with subcontractors • Utilize formal change directive with OPM for time of essence work Team Reporting and Communications • Application of Procore and other cloud-based platforms with the entire team as primary source for all documentation • Procore hosts all drawings, meeting minutes, RFIs, shop drawing submittals/logs, QAAC, change management pricing/logs, photo documentation, daily reports, etc. • Primavera P6 software and Smartsheet used to produce construction project schedules • Predictive Solutions SafetyNet software tracks and issues abatement procedures for safety • REVIT and Navisworks /AutoCAD for building information modeling • Utilization of SmartScreen and Electronic Plan Room, as well as several other Autodesk programs • Monthly report stating cost, schedule, safety, and associated open items
Commissioning • Work with commissioning agent if designated - providing all necessary design/specs • Review and support confirmation of all pre functional checklists (PFC) • Final PFCs will be ensured by requiring the inclusion of requirements in MEP/FP contracts • Turnover comprehensive commissioning report confirming the operational performance of all building systems Turnover • Work with the design team and City officials in securing the final COO • Provide all attic stock and associated materials for building systems • Provide all as-built documentation (model) and all systems warranty information
