Residential Redevelopment And Renovation // East Boston, MA Size: 142,630 sf // Architect: ICON Architecture Orient Heights Phase 3
Dimeo Construction Company was recently awarded the BHA-owned public housing development Orient Heights Phase 3 in East Boston, Massachusetts. Designed by ICON Architecture, this residential project will begin in spring of 2021 and includes the demolition of three existing apartment buildings and one community building. The new construction will include three new mid rise townhouse apartment buildings, and renovations will be made to seven existing rowhouse buildings. A total of 123 new apartments will be provided as well as complete sitework and landscaping.

Residential // Providence, RI Size: 158,000 sf // Architect: Bruner/Cott & Associates The Sharpe Building
The Sharpe Building at the Foundry consists of the conversion of a 158, 000 sf, six-story historic industrial building into market-rate apartments. The building features steel-and-brick arch construction with wood-plank floors and large wood windows. A 135-foot-tall square chimney rises 65 feet above the roof – one of the highest points in the capital city. There are 196-units consisting of studio, 1 and 2-bedroom apartments. Included in the scope were all new mechanical, electrical, plumbing and fire protection services as well as new elevators and stair towers. Amenities include a fitness center, theater and roof deck .

Occupied Residential Renovation // Boston, MA Size: 95,000 sf // Architect: The Architectural Team 860 Harrison Avenue
This project comprised the rehabilitation of 50 studio units, 21 one bedroom units, and 24 two bedroom units along with the conversion of 8 units into 7 accessible units including 4 studios, 1 one bedroom unit, and 2 two bedroom units. On the first floor, the project included the phased relocation of existing office space to the Mass Ave. mechanical room after all the MEP systems requiring relocation were relocated. After the relocation, additional management office space was expanded on the first floor. In addition, the project included three permit related components such as landscaping/playground improvements and a new entrance for South End Fitness Center.

Residential Redevelopment // Cambridge, MA Size: 168,500 sf // Architect: Baker/Wohl Architects Jackson Gardens & Lincoln Way
Cambridge Housing Authority (CHA) selected Dimeo to perform construction and renovation of housing on two separate sites on parallel schedules. Dimeo replaced the 60 unit Lincoln Way property with new low rise family residential development on the same 3.1 acre site in West Cambridge. At the same time, Dimeo comprehensively modernized Jackson Gardens, a 45 unit property in the Central Square neighborhood of Cambridge.

Mixed-Use Redevelopment // Providence, RI Size: 320,000 sf // Architect: Durkee, Brown, Viveiros & Werenfels Peerless Lofts
This project in the heart of the Providence art district, provides greatly needed housing in the downtown area. The 230,000 sf, 7-story building underwent complete interior renovations including all new mechanical, electrical, plumbing and fire protection services, new elevators and stair towers. A seven story atrium was cut through the center of the building. The basement level needed to be structurally reinforced to accommodate a new 73-car parking garage. The first floor provides the building with retail space and floors 2-7 houses 97 loft and one-bedroom apartments. The building's exterior brick and stone façade and a portion of the wood windows were completely restored.

Apartment Building Renovation // Cambridge, MA Size: 21,151x sf // Architect: D/R/E/A/M Collaborative 22-24 Magazine Street
The apartment building at 22-24 Magazine Street in Cambridge, MA, consists of two buildings with four stories each with a total of 12 newly renovated units. The turn-of-the century wood framed structure experienced a major fire in the fall of 2017, which resulted in damage to the façade and structure and extensive water and smoke damage to the throughout the interior. MITIMCO used the disaster as an opportunity to restore and upgrade the aging apartment building and return much needed housing back to a desirable location in Cambridge. The scope of work for these existing wood-framed structures included a new electrical upgrade to the 800 amp electrical service, new ductwork, new sprinklers and plumbing throughout, and new heat pump systems for each apartment. The existing pine floors were refinished. On the exterior, new fiber cement siding and trim, deck rails, and floor decking as well as new double hung windows were installed throughout.

Housing Redevelopment// New Haven, CT Size: 98,000 sf // Architect: Newman Architects The CenterPointe
This project involved the complete rehabilitation of the 17,000 sf 866 Chapel Street Building, and the 60,000 sf existing former Woolworth’s building at 109 Church Street. The first floors remain retail, and the upper 5 floors in both buildings were converted to 85 apartment units: 40 efficiencies, 32 single bedroom, and 13 two bedroom units. All systems needed to be replaced and brought up to current building code and life safety standards. Work on all architectural details had to meet historic restoration and preservation guidelines. Project funding was a combination of a State of Connecticut Urban Development action grant and a HUD mortgage.

Affordable Housing and Mixed-Used development // Boston, MA Size: 227,526 sf // Architect: The Architectural Team, Inc. Whittier Choice Apartments
Dimeo was recently selected to deliver the Whittier Choice Apartments Phase 3 project in Boston, MA. The project consists of 2 Levels of Post Tensioned Podium under 10 Levels of LG Frame and will offer 172-Units of housing. The project will also feature, 2nd Level Parking (45-spaces) over Retail, Lobby, and BOH spaces.

Mixed-Income Residential // Boston, MA Size: 133,000 sf // Architect: The Architectural Team 41 LaGrange
The new 19-story residential tower will comprise 126 mixed-income rental units—including studios and one- and two-bedroom units—management offices, amenity spaces, laundry facilities, and indoor bike storage racks.

Dimeo successfully managed this fast track, major renovation and expansion to create a world class entertainment destination while efficiently addressing the programmatic and functional needs of the complex. The initial phase of development involved expanded gaming consisting of 600 Video Lottery Terminals, relocation and consolidation of simulcast and live racing facilities, and improvements to food and beverage options. New and relocated “behind the scenes” spaces house state-of-the-art mechanical and electrical systems, storage and loading facilities and employee services. Expansions consisted of four separate additions, beginning with the “back of house” addition, which is approximately 48,000 sf and houses the new boiler and chiller plant for the entire facility. A major component of the overall development involved the 150,000 sf addition of two new wings on the north and west sides of the existing building. The north wing accommodates an additional gaming area, a high-energy feature bar, a 350-seat buffet, several restaurants and exterior building and parking amenities. The western expansion offers a new multi-purpose room to support a variety of entertainment functions. The other additions consisted of a 40,000 sf multipurpose area, and a 10,000 sf lobby and entrance. 2022 Renovation Project// Hartford, CT Size: 12,000 sf // Architect: BBB/SCI Architects XL Center
Dimeo Construction Company was recently awarded the XL Center 2022 Renovation Project. This multi-phased project will include the following: Phase 1a will primarily be focused on preconstruction and construction services for a 4,000 sf +/- addition to the west side of the XL Center along Ann Uccello Street to be used as a Sports Betting Lounge. Additionally, this phase will also include the modernication of the west side freight elevator and replacement of the lower bowl retractable seating. Phase 1b will include repair and renovation of the building’s electrical, plumbing, fire sprinkler, fire alarm and mechanical infrastructure and other renovation work primarily located on the Event Level 31. This Phase may also include construction of a portion of a premium club, bunker suites, kitchen and concession areas, storage, meeting rooms and/or additional toilet rooms on the Event Level 31.

Construction is underway on the 212,000-square-foot, seven-story development. It will house the state’s new health lab, life sciences labs for Brown University, and additional biotechnology space.

STEM Research Center Science One Building // Storrs, CT Size: 180,000 sf // Architect: Payette Architects University of Connecticut
Dimeo Construction Company recently completed the University’s new STEM Research Center, as part of the Northwest Science Quad District. This new campus district houses the expansion of UCONN’s research enterprise in a distinct campus quadrangle. It is designed to meet both the current and future programmatic requirements of the University as it seeks to balance the anticipated rise in student enrollment in STEM programs with future research needs. The building program includes research, teaching, administrative, a clean room, a series of material science specific core labs, a 300-seat auditorium and support spaces.

101 College Street // New Haven, CT Size: 500,000 sf // Architect: Elkus-Manfredi Architects Winstanley Enterprises
Construction is ongoing on the new 500,000 sf, ten-story office and life sciences research development facility located at 101 College Street in New Haven, CT. The building is designed by Elkus Manfredi Architects and in addition to the new building, will feature a parking area for 116 vehicles, loading docks at service drives and site improvements including a semi-public outdoor courtyard, sidewalks and street scape improvements. Dimeo Construction Company is also performing all of the end-user lab fit-out work throughout the building. Tenants include Alexion, Arvinas, Yale University and BioLabs.

New Corporate Campus // Johnston, RI Size: 425,000 sf // Architect: Elkus-Manfredi Architects Citizens Bank
Citizens Financial Group selected Dimeo Construction Company to serve as their construction manager for the new corporate campus on an undeveloped parcel of land west of I-295 in Johnston, RI. The campus includes approximately 425,000 sf of office and meeting space, collaborative work spaces, dining and fitness facilities — as well as a 1300 space parking garage, baseball fields, tennis and basketball courts, and trails that the local community will use. Approximately 3,000 employees occupy the new campus.

Joanne Chouinard-Luth Recreation and Wellness Center // Worcester, MA Size: 52,000 sf // Architect: Cannon Design College Of The Holy Cross
The Campus Recreation Center designed by Cannon Design is a new 52,000 gsf facility that replaced the former Field House. It includes a 4,000 sf lower level area for the Public Safety Department. Demolition of the existing Field House was by others prior to the start of this project. The three-story Recreation Center consists of a two-court gymnasium with an elevated one tenth mile jogging track, weights and fitness, multipurpose rooms, and support facilities such as lockers and administrative offices. The lower level serves as the primary location for campus police and security. The new construction work began in April 2019 and was complete with TCO in November 2020.

Performing Arts Center // Worcester, MA Size: 85,000 sf // Architect: Diller, Scofidio and Renfro College Of The Holy Cross
The new 85,000 sf Performing Arts Center at The College of The Holy Cross was designed by the world-class firm of Diller, Scofidio, and Renfro. The building boasts a 400-seat proscenium theater/ concert hall, a 200-seat black box style theater, a media lab, an art gallery, and outdoor spaces, all surrounding “The Beehive”, a multi-story lobby which contains a monumental staircase, cafe, and several balcony spaces which serve various functions.

Birth Center Addition and Renovations // Providence, RI Size: 18,000 sf // Architect: E4H Architecture Women & Infants Hospital
Dimeo was recently selected for the design assist and construction of an 18,000sf addition to the Birthing Center at Women & Infants Hostpital. The spaces in the new addition will include 20 Labor and Delivery rooms, nurse workspance, collaborative work spaces, storage, restrooms, normal and biohazardous trash storage, staff lounge, staff locker rooms and office space for Managers and Directors.
